Land uses within the Byzantine-Latino Quarter
have a mixed-use character. Retail, commercial, and light manufacturing
uses line the major corridors of Pico, Venice, and Vermont. Three
observed predominant commercial uses are barber and beauty shops, small
grocers, and auto-oriented businesses. The area off Pico Boulevard
is zoned for multi-family and single-family residential uses.
Vacancy Factor The vacancy rate in the Byzantine-Latino Quarter is low and ranges from 0 to 8 percent within the project area. The vacancy rate in the blocks bounded by Pico to the north, Alvarado to the east, Venice to the south, and Orchard to the west, is between 5 and 8 percent. The vacancy rate in the blocks bounded by 11th St. to the north, Berendo to the east, Venice to the south, and Hobart to the west, is also around 5 to 8 percent. This translates into a very high occupancy rate for residences and businesses, between 92 to 95 percent for the entire project area. |
